Marcus & Millichap Arranges $4M Sale and Financing of Multifamily Asset in Northern New Jersey

KEARNY, N.J., July 6, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale and financing of Helena Arms, a multifamily property in Kearny, New Jersey near Harrison and Newark. The asset sold for $4 million, or $235,000 per unit. Marcus & Millichap Capital Corporation, a subsidiary of Marcus & Millichap, secured $2.8 million in financing.

Ultimately our team was able to secure a private investor just over $235k per unit.”
Perez, Alan Cafiero and Dean Matuszewicz of Marcus & Millichap exclusively marketed the property on behalf of the seller, Kyle Mathis, and procured the buyer in an off-market transaction. Mark Litwack, managing director based in MMCC’s New Jersey office, secured the financing with a national lender on behalf of the buyer. The loan is non-recourse and features a 5-year term at 70% loan-to-value with full-term interest only payments at a 6.13% rate.
Located at 255 Schuyler Ave., Helena Arms consists of 15,000 square feet across three stories and 17 units with on-site parking. The property was built in 1969 and includes two studios, six one-bedroom and nine two-bedroom apartments.
The property is between the Passaic and Hackensack Rivers. It is near downtown Newark, Newark Liberty International Airport, and offers access points to Interstate 280 and New Jersey Route 21.
