Marcus & Millichap Brokers $29.5 Million Sale and Arranges Financing for Two Hospitality Assets in the Willamette Valley

SALEM, Ore., June 16, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale and financing of two upper-midscale Hilton-branded hotels in Salem, Oregon. The assets sold together for $29.5 million.
“We continue to see strong demand for the Hampton and Home2 brands due to their revenue per available room penetration and efficient operations for owners,” said Clayton M. Hill, director of investments at Marcus & Millichap. “These assets are top performers in a strong market and acquiring both brands adjacent to one another creates significant synergies while capturing both extended-stay and transient demand.” Hill and Gordon Allred of Marcus & Millichap, in association with David Tabata, Marcus & Millichap’s broker of record in Oregon, represented the seller, who developed both assets, and procured the buyer.
Tyler Waller, Steven Buchwald, and Rachael Krawiecki with Marcus & Millichap Capital Corporation arranged 75% loan-to-cost, five-year, 6% fixed-rate financing with two years of interest only. “We went to a targeted group of niche lenders, ran a tight and competitive process, and delivered a financing structure that priced well inside of market,” said Waller. “Our client received what every sponsor is looking for in today’s environment- certainty of execution, real leverage, attractive fixed-rate debt, and the flexibility to execute their business plan. Capital remains selective, and in this market, execution is everything.”
The two four-story properties are an 86-guest room Hampton Inn & Suites that was renovated in 2018 and an 82-guest room Home2 Suites that opened in 2021. The hotels are located side by side off Interstate 5, within three miles of Downtown Salem, Willamette University, and the Oregon State Capitol. Woodburn Premium Outlets, Silver Falls State Park, and wineries in the Willamette Valley are within a short drive. Both hotels’ amenities include indoor swimming pools, complimentary breakfast, fitness centers, and laundry services.
