Marcus & Millichap Brokers $8.82M Sale of Net-Leased Wawa Property in Edison, New Jersey

EDISON, N.J., May 6, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 1095 U.S. 1, a net-leased Wawa property in Edison, New Jersey. The asset sold for $8,823,000.

Built in 2025, the 5,585-square-foot Wawa convenience store with fuel service sits on a 3.02-acre parcel at the intersection of U.S. Route 1 and Interstate 287. The property is subject to a 20-year absolute net ground lease with Wawa Inc.
The property is at the entrance to the Edison Crossroads shopping center, near national retailers including Home Depot, with more than 95,000 vehicles per day along Route 1.
