Marcus & Millichap Arranges $3.44M Sale of Medical Office Property in Gurnee, Illinois

GURNEE, Ill., May 8, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a 10,000-square-foot medical office property leased to Aurora Health Care in Gurnee, Illinois. The property sold for $3,438,000.

Roti and Brett Rodgers, investment specialists in Marcus & Millichap’s Chicago Downtown office, had the exclusive listing to market the property on behalf of the seller, a private entity. Brian Munn from the firm’s Atlanta office procured the east coast buyer completing a 1031 exchange.
The Class A medical office property is situated on 1.1 acres at 7505 W. Grand Ave. in a dominant retail corridor. Built in 2005, the property is fully leased to Aurora Health Care, which provides dermatology, family medicine and internal medicine services. The asset benefits from strong visibility and traffic counts of approximately 33,000 vehicles per day, with access to Interstate 94 and Interstate 294.
