Marcus & Millichap Arranges $13.74M Sale of ALDI-Anchored Shopping Center in McHenry, Illinois

MCHENRY, Ill., March 12, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of McHenry Town Center, an 8-suite grocery-anchored shopping center located in McHenry, Illinois. The property sold for $13.74 million.
“We generated significant interest from both in-state and out-of-state investors due to the property’s strong tenant lineup and ALDI grocery anchor,” said Adrian Mendoza, senior managing director investments. “Despite shorter lease terms for several tenants, we were able to navigate buyer concerns and ultimately secure a Southeast-based buyer completing a 1031 exchange.”
Mendoza, Sean Sharko and Austin Weisenbeck, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, a private family with offices overseas and in Chicago, and procured the southwest based buyer, who was in a 1031-exchange.
McHenry Town Center is situated on 8.9 acres at 2226 N. Richmond Rd. Built in 2003, the 94,658-square-foot shopping center features national tenants including ALDI, Petco, Five Below, Bath & Body Works, Michaels and Famous Footwear. It is positioned along the Route 31 retail corridor near retailers such as Meijer, Home Depot and Walmart Supercenter.
