Marcus & Millichap Arranges Sale of Andrews Park Retail Development in Camp Springs, Maryland

CAMP SPRINGS, MD., Feb. 25, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the completion of the Andrews Park Retail assignment totaling $9,965,217, including the sale of a three-tenant retail strip center and a net-leased Wawa in Camp Springs, Maryland.
“Investor demand for unanchored strip centers and high-credit pad leases appeals to distinctly different buyers, so we marketed these assets separately,” said Dean Zang, executive managing director investments, who led the transaction for the team.
Zang and David Crotts, investment specialists in Marcus & Millichap’s Washington, D.C., office, exclusively marketed the property on behalf of the seller, an affiliate of the ARCTRUST Group of Companies, and procured the private buyers.
Built in 2021, the 13,417-square-foot retail strip is situated on 1.22 acres and was fully occupied at the time of sale. Tenants include Advance Auto Parts, Domino’s Pizza and Beyond Dental. The center is shadow-anchored by a Wawa convenience store and gas station. Lidl, the grocery chain, owns an undeveloped pad site in the greater Andrews Park project, but has not stated when it intends to build. The property is located along Allentown Road near its interchange with Route 5, which sees more than 132,000 vehicles per day.
