Marcus & Millichap Brokers Two-Property Redevelopment Site Sale in Southwest Atlanta

ATLANTA, Jan. 8, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Greenbriar Marketplace, a 140,020-square-foot retail center in Atlanta, Georgia, and The Shoppes of Greenbriar, a 50,942-square-foot shopping strip in East Point, Georgia. The assets traded for a total of $22.7 million.
“The buyer is partnering with the City of Atlanta on a socially responsible mixed-use redevelopment project designed to enhance quality of life in the surrounding community,” said Salim Valiani, managing director investments with Marcus & Millichap. “At first, the selling entity was not interested in the disposition but by identifying the broader redevelopment potential of the properties and aligning it with the City of Atlanta’s long-term vision, we revealed significant untapped value.” Valiani, Alex Goodale, and Shujan Valiani, in association with John Leonard, Marcus & Millichap’s broker of record in Georgia, facilitated the transaction between the properties’ long-term ownership group and a development entity working with the City of Atlanta.
The total potential development area spans 2,300,569 square feet across 24.05 acres. The site’s combined residential floor-area-ratio allows for 729,142 square feet of residential use. The properties are accessible from Interstate 285, Interstate 85, and Georgia State Route154, and Hartsfield Jackson International Airport is within proximity. “During the next five years, the Atlanta metro area is expected to add approximately 298,000 residents and approach a population of 6.4 million,” said Valiani. “East Point’s growing economy and low cost of living are attracting many new residents, especially families who work in Atlanta.”
