Marcus & Millichap Arranges $10.4M Sale of Downtown Winter Garden Mixed-Use Asset

WINTER GARDEN, Fla., Jan. 9, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the $10.4 million sale of Tremaine | Boyd, a mixed-use property consisting of luxury residential units and ground-floor commercial space in Winter Garden, Florida.
The sale of Tremaine Boyd was driven by both the quality of the asset and the continued evolution of downtown Winter Garden as a premier mixed-use destination. “The buyer was drawn to more than just the real estate, they were investing in Winter Garden’s story and its long-term growth,” said Matthew Prozzillo, Senior Director Investments. “As the original developer, the seller created a landmark asset that helped shape downtown Winter Garden’s evolution, making this transaction both a strategic acquisition for the buyer and a successful, vision-validated exit for the seller.”
That alignment between asset quality and market fundamentals translated into strong investor demand throughout the marketing process. “The depth and quality of investor interest in Tremaine | Boyd was exceptional, with 19 offers generated in a compressed marketing window from both local and institutional capital,” said Ben Skinner, Senior Director Investments. “Achieving a record-setting price per unit for the Orlando MSA underscores the scarcity of true mixed-use product in downtown Winter Garden and the conviction investors have in this market’s long-term trajectory.”
Prozzillo, Skinner, Alex Goodale and Salim Valiani, investment specialists in Marcus & Millichap’s Orlando office, exclusively marketed the property on behalf of the seller, who was the original developer, and procured the buyer, a New York-based family office.
Built in 2019, the three-story property is located at 109 S. Boyd St. in historic downtown Winter Garden. The asset includes 22 residential units, with two commercial tenants occupying the ground floor. The property is one block off Plant Street, the city’s primary commercial corridor, adjacent to the SOBO Art Gallery and directly across from the nationally recognized Winter Garden Farmers Market.
