Marcus & Millichap Brokers $10.6M Sale of Two 7-Eleven Properties in Florida

MIAMI, Jan. 20, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a two-property 7-Eleven portfolio in Plantation and Fort Myers, Florida. The assets traded for $10,629,618.
“This portfolio offered long-term, credit-backed income at two highly trafficked locations within strong Florida retail markets,” said Eddie Toledo, senior director investments. “Demand for well-located net-lease assets remains strong. In addition, the reinstatement of 100% bonus depreciation has materially increased investor demand for gas stations, driving interest to all-time highs.”
Toledo and Jonathan De La Rosa, investment specialists in Marcus & Millichap’s Miami office, procured the private buyer in the transaction.
The Fort Myers property, located at 2977 Cleveland Ave., totals 3,010 square feet on a 2.13-acre site. Built in 2019, the asset is occupied by 7-Eleven Inc. and includes a Mobil-branded gas station and a Wells Fargo ATM.
The Plantation property at 1799 N. University Drive comprises approximately 2,800 square feet and is located at a signalized hard-corner intersection with traffic counts of about 94,000 vehicles per day. The site features a 7-Eleven convenience store and a drive-through car wash.
Both assets are located within dense retail corridors anchored by national tenants and supported by surrounding residential development.
