Marcus & Millichap Brokers $4.2M Sale of Walmart-Shadow-Anchored Shopping Center in Alexandria, Louisiana

ALEXANDRIA, La., Jan. 14, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a 43,084-square-foot, shadow-anchored shopping center in Alexandria, Louisiana. The asset sold for $4,223,000.
Marcus & Millichap’s Zach Taylor and Eric Abbott, in association with Steve Greer, the firm’s broker of record in Louisiana, represented the seller, a private partnership based out of Florida.
“The offering generated multiple competitive bidders and was acquired by a private, out-of-state investor,” said Eric Abbott, director investments. “This underscores continued buyer demand for necessity-based, Walmart-shadow retail in supply-constrained markets.”
The shopping center is shadow-anchored by a busy Walmart Supercenter that has operated at the site since 2008. Located at 6501 Coliseum Blvd., the property is situated just off Louisiana Highway 28, one of the primary retail corridors serving Alexandria.
Built in 1994, the fully occupied center is home to 13 tenants, approximately 32% of which are leased to medical uses, including CHRISTUS Health and Louisiana HomeCare.
