Marcus & Millichap Arranges $3.1M Sale of 20-Unit Townhome Community in Taylors Falls, Minnesota
January 02, 2026
TAYLORS FALLS, Minn., Dec. 29, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Taylors Falls Villas, a 20-unit townhome community in Taylors Falls, Minnesota, for $3.1 million.
“This transaction drew strong interest throughout the marketing process, with 10 NDAs signed and private tours conducted, resulting in five offers,” said Scott M. Anderson, Director Investments. “When serving multifamily investment clients that own buildings in the surrounding areas located outside of a greater metro, such as the Minneapolis-Saint Paul MSA, I've noticed that the rural and less-populated areas, such as Taylors Falls, have developed strong tenant bases as a result of urban residents relocating to rural communities for more cost-efficient rents. Meanwhile, in favor of the owner, these rural areas have lesser taxes in comparison to urban areas and can cash flow for the investor while also accommodating a more affordable cost of living to their tenants, creating a win-win scenario for both owner/landlord and tenant base.”
Scott M. Anderson, a multifamily investment specialist in Marcus & Millichap’s Minneapolis office, had the exclusive listing to market the property on behalf of the seller, a Minnesota-based investment group, and procured the buyer, a Wisconsin-based investment group.
Located along the border of Minnesota/Wisconsin, Taylors Falls Villas is comprised of 20 townhomes with a mix of one-, two- and three-bedroom units totaling 20,200 rentable square feet. Built between 1998 and 2001, the property sits on 2.25 acres in Chisago County, minutes from Interstate Park and the Saint Croix River, as well as the heavily trafficked Highway 8.
