Marcus & Millichap Arranges Sale of Brand-New Starbucks Location in Rockford, Illinois

ROCKFORD, Ill., Dec. 9, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased Starbucks property in Rockford, Illinois, for $2,904,000.
“We received strong interest in this asset, ultimately securing five competitive offers and closing the transaction in just 48 days,” said Austin Weisenbeck, senior managing director investments. “The combination of a long-term corporate lease, drive-thru access and a high-traffic location attracted a wide range of buyers.”
Weisenbeck, Sean Sharko and Phoebe Klein, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, a local developer. Moe Derbala, director investments from the firm’s Tampa office, procured the out-of-state buyer.
The newly constructed Starbucks at 5982 Columbia Parkway opened in May 2025 and sits on a 1.65-acre parcel with a rare 15-year ground lease backed by Starbucks Corp. Located near the interchange of interstates 90 and 39, the site sees exposure to more than 100,000 vehicles per day and is 1.7 miles from CherryVale Mall, the largest shopping mall in northern Illinois outside suburban Chicago.
