Marcus & Millichap Closes Sale of Triple-Net-Leased AT&T in King of Prussia

KING OF PRUSSIA, Pa., Dec. 11, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a 2,600-square-foot, triple-net-leased AT&T property in King of Prussia. The asset sold for $5,391,803.
“This was a rare opportunity to secure a brand-new construction NNN asset in one of the strongest retail corridors in the Philadelphia MSA. King of Prussia remains one of the most competitive retail environments in the region, and this new AT&T location perfectly reflects the strength of the corridor,” said Scott Woodard, senior director investments in Marcus & Millichap’s Philadelphia office.
Woodard and Derrick Dougherty, senior managing director investments, represented the seller, a large property owner based throughout the nation. The buyer, a private investor based in Pennsylvania, was procured by Woodard and Dougherty in a 1031 exchange. “I appreciated the professionalism and responsiveness from everyone throughout this deal; it was a pleasure working with all parties,” Woodard said.
Built in 2024, the AT&T property is at 677 W. Dekalb Pike, adjacent to King of Prussia Mall.
