Marcus & Millichap Facilitates $2.2 Million Sale of Net-Leased Childcare Facility in Kennesaw, Georgia

KENNESAW, Ga., Dec. 10, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased childcare facility occupied by Sunbrook Academy in Kennesaw, Georgia, for $2,199,000.
“This asset offered the buyer a long-term, stable investment with a 15-year absolute net lease in place,” said Sam Malato, director investments. “Kennesaw is seeing steady growth fueled by strong economic activity, local development and the presence of Kennesaw State University, making it an attractive market for long-term investors.”
Malato and Dominic Sulo, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, in association with John Leonard, Marcus & Millichap’s Georgia broker of record, marketed the property on behalf of the seller, a Miami-based owner and developer of early childhood education properties, and secured the buyer, a private investor who purchased the property to satisfy a 1031 exchange.
Built in 2015, the Sunbrook Academy property is located at 3871 Jiles Road in the Atlanta MSA. It sits on 1.84 acres and includes 7,128 rentable square feet.
