Marcus & Millichap Brokers Sale of 115-Site RV Resort Park in Abilene, Texas

ABILENE, Texas, Dec. 1, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Whistle Stop RV Resort, a 115-site RV resort in Abilene, Texas.
“This was a fully stabilized sale at a competitive cap rate of approximately 7.75 percent, with multiple offers from qualified buyers across the country,” said Skyler Henderson, senior director investments. “The deal closed with high-leverage conventional bank financing and marked the first transaction for both the buyer and seller with our team.”
Henderson and Brad Dorsey, investment specialists in Marcus & Millichap’s Fort Worth and Dallas offices, had the exclusive listing to market the property on behalf of the seller, a DFW based investor, and procured the buyer, an owner of numerous RV parks across Texas.
“Abilene remains a robust RV market, bolstered by demand from the growing data center and AI infrastructure sectors,” added Henderson. “It's one of the few markets in Texas where RV occupancy has increased year over year.”
Whistle Stop RV Resort is located at 695 E. Stamford St. and spans 20.53 acres. Built in 2016, the property offers full city utilities and amenities including a swimming pool, laundry facilities, playground, dog park, volleyball pit and pickleball court. The resort benefits from frontage along Interstate 20, which sees more than 26,000 vehicles daily.
