Marcus & Millichap Closes 325,300-Square-Foot Industrial Asset Sale

ROCKWALL, Texas, Nov. 10, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Industrial Boulevard Portfolio, a 10-building, 325,300-square-foot industrial asset in Rockwall, Texas.

“This sale generated strong interest from in-state and out-of-state investors, bringing in 13 total offers, driven by the upside potential from the current rents,” said Adam Abushagur, senior managing director investments in Marcus & Millichap’s Dallas office. Abushagur, Davis Cagle, Tyler Ranft, and Gunnar Vachris of Marcus & Millichap represented the seller, a local family partnership, and procured the buyer, PlaceMKR.

Located at 2005 and 2020 Industrial Boulevard, the property is just off Interstate 30, near the interchanges between President George Bush Turnpike and Interstate 635. The multi-tenant Industrial Boulevard Portfolio was constructed between 1976 and 1997 on over 21 acres. The buildings are of metal construction, with clear heights between 16 feet and 20 feet. There are 28 drive-in doors and 22 dock-high doors.
