Marcus & Millichap Closes Sale and Arranges Financing for Retail Pad in Los Angeles County

SIGNAL HILL, Calif., Sept. 4, 2025Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the $6.2 million sale of a four-tenant, triple-net-leased retail pad in Signal Hill, California.

  “Part of the Signal Hill Gateway power center, the sale of this retail pad highlights the strength of the Signal Hill/Long Beach/Los Angeles marketplace and ongoing investor demand for high-quality retail pads leased to national credit tenants,” said Sheila Alimadadian, senior director investments in Marcus & Millichap’s Newport Beach office. “Our marketing campaign generated a competitive bidding process, produced multiple offers, and resulted in a local exchange buyer securing the property. The sale achieved a 4.84% cap rate supported by long-term leases and early tenant renewals. The buyer completed five days of due diligence, a 21-day environmental contingency, and closed the transaction in 60 days.” Alimadadian exclusively represented the seller, Khouraki Corp. Jonathan Weir and Stefan Ignjatovic of Marcus & Millichap procured the buyer, D’Oyen Trust. Danny Abergel, executive managing director with Marcus & Millichap Capital Corporation arranged acquisition financing.

  The Signal Hill Gateway center is anchored by Home Depot, Ross, Dollar Tree, Petco, In-N-Out Burger, Applebee’s, and Jack in the Box. The retail pads are occupied by Starbucks, Chipotle Mexican Grill, Bank of America ATM, and Milano Nail Lounge. The properties are accessible from Interstate 405 and near Long Beach Memorial Medical Center, and Long Beach International Airport.
