Marcus & Millichap Completes $9.25M Sale of Walmart Shadow-Anchored Center in South Carolina

WALTERBORO, S.C., Sept. 23, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Shoppes of Walterboro, a 53,330-square-foot Walmart shadow-anchored retail center in Walterboro, South Carolina. The asset sold for $9,250,000.
“The Al Taf Team marketed Shoppes of Walterboro to thousands of prospective buyers, including high-net-worth individuals, institutional investors and funds,” said Al Taf, senior managing director investments in Marcus & Millichap’s Atlanta office. “The seller faced an imminent loan maturity and needed to decide between refinancing or selling. A qualified buyer emerged with a $500,000 earnest money deposit that became nonrefundable within days, giving the seller confidence to move forward with the sale. Despite challenges such as a fluid leasing situation and fire alarm rewiring, the transaction closed on time to the satisfaction of both parties.”
Taf represented the seller in association with Benjamin Yelm, the firm’s broker of record in South Carolina.
The property, located at 2098 Bells Highway, was built in 2007 and updated in 2024 with a new roof, resurfaced parking lot and new awnings. It is 97% occupied and anchored by national and regional tenants including Dollar Tree, Five Below, Cato, Shoe Show, It’s Fashion, AT&T and China Buffet.
Shoppes of Walterboro sits along Interstate 95, which sees more than 50,000 vehicles daily, and benefits from proximity to Walmart, Murphy’s USA and a Tesla Supercharger station.
