Marcus & Millichap Arranges Sale of Shadow-Anchored Retail Center in Central Texas

KILLEEN, Texas, June 17, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of West Killeen Market, a shadow-anchored multi-tenant shopping center in Killeen, Texas.

Gainey and Philip Levy, investment specialists in Marcus & Millichap’s Dallas-Fort Worth offices, exclusively marketed the property on behalf of the seller, an Austin-based developer, and procured the buyer, a Dallas-based commercial real estate investment firm.
Built in 2017, the retail center comprises three buildings totaling 44,494 square feet and is situated on 5.97 acres at 1103 W. Stan Schlueter Loop, at the signalized intersection of West Stan Schlueter Loop and Old FM 440 Road. The center is shadow-anchored by H-E-B Grocery, which drives more than 2.3 million visits annually.
West Killeen Market features a mix of national, regional and local tenants, including Cohen Veterans Network at Endeavors, Jimmy’s Egg, Lone Star Dental, Twin Liquors, Papa John’s Pizza, Cricket Wireless, Great Clips, The Joint Chiropractic, Verizon and Venetian Nails & Spa.
