Patrick G. Breen

Patrick Breen is a commercial real estate agent based in Marcus & Millichap’s Dallas office, specializing in car wash investment sales. He advises car wash owners, operators and investors on acquisitions, dispositions and M&A transactions involving both the operating business and underlying real estate across the Southeast and Midwest.

With a specialized focus on the car wash sector, Patrick helps clients navigate complex transactions that require expertise in both business valuation and commercial real estate. By combining niche industry knowledge with Marcus & Millichap’s nationwide platform, marketing capabilities and buyer network, he works to maximize value for clients and connect sellers with qualified investors and operators. In the past 12 months, he has completed more than $22 million in transactions, providing strategic guidance throughout the sale process.

Patrick joined Marcus & Millichap in 2023 and is an Associate Director Investments. Originally from Encinitas, California, he earned a business degree from the University of Dallas. Outside of work, he enjoys spending time outdoors, playing golf, and being with family and friends.
