Ian Gillespie

Ian Gillespie specializes in the acquisition, disposition, and repositioning of office and industrial properties throughout Utah, with a focus on Salt Lake County, Utah County, and Southern Utah. He advises private owners, investors, family offices, generational businesses, and market entrants seeking strategic guidance on maximizing the value of their real estate.

With a background in real estate finance and data analytics, Ian brings a numbers-first approach to every assignment. He combines rigorous market analysis with deep local insight to develop tailored strategies that reflect both the macroeconomic environment and the unique dynamics of each asset. His strength lies in solving complicated problems—particularly those involving underutilized or transitional office buildings—by identifying upside and unlocking value through creative repositioning strategies.

Ian is a member of the Bauman Moffitt Team within Marcus & Millichap’s Institutional Property Advisors (IPA) division, which has transacted over $3 billion nationally. He works closely with the team on all engagements, providing institutional-level support and execution to Utah-based clients. One of his most rewarding professional experiences involved helping an investor transform a distressed property into a vibrant, community-loved asset.

Ian holds an MS in Global Real Assets from Georgetown University’s McDonough School of Business, equipping him with a global perspective on capital markets, sustainable development, and real estate strategy – skills he uses to help clients unlock long-term value in complex assets.

Outside of the office he spends his time skiing, biking, cooking, or paragliding through the Wasatch Range. He’s visited 39 countries but is proud to live in Salt Lake - there’s nowhere he’d rather be.
