Michael Puline serves as the National Retail Division Leader. In this capacity, he focuses on the growth and overall strategic direction of the platform, leading the firm’s national retail initiatives and expanding its multi-tenant retail capabilities while leveraging deep relationships across institutional and retail investor communities.  

Prior to joining Marcus & Millichap, Michael spent nearly a decade in a senior leadership role with a Blackstone portfolio company, where he directed national retailer strategy and supported institutional transactions across a large-scale retail platform. 

His foundational expertise was forged with DLC, a national retail owner-operator. During a decade in leadership at the firm, he operated a diverse national portfolio and spearheaded leasing and redevelopment initiatives while building enduring relationships with institutional investors, REIT executives, and leading national retailers. 

Michael holds a Bachelor of Science in Real Estate from The Pennsylvania State University and is a graduate of the Program on Negotiation at Harvard Law School. An active member of ICSC, he previously served on the ICSC Las Vegas National Convention Planning Committee and earned a Certified Leasing Specialist (CLS) designation.
