Joseph Larkin


Joe Larkin is a specialist in corporate (occupier) and investment real estate. For over four decades, he has provided corporate real estate services to companies across the United States and has placed private equity in real estate investments around the world.

He provides transaction real estate brokerage services, transaction management, fee-based real estate counseling, market analytics, appraisals and valuation services for the industrial, multifamily, office, and retail product types. His high-level knowledge and experience in valuation and negotiations, has allowed him to teach advanced analysis and negotiations around the world.

His knowledge and experience deliver actionable insights.  Dependent upon his client’s short term and long-term objectives, he will present methods, procedures, and reporting that will assist the client in determining the next best strategy that should be employed for their business or portfolio.

Recognized as one of the top real estate brokers and trainers, Joe develops and delivers basic and advanced real estate training to corporations and professional associations on such topics as: real estate negotiations, disposition analysis, underwriting investment real estate, GAAP accounting and Federal Taxation, financial analysis, business development, transaction management, corporate real estate strategies, and market analytics.

A proud alumnus of the University of Denver and the Burns School, Joe holds an adjunct faculty appointment in the Franklin L. Burns School of Real Estate. He was a lecturer at the New York University- Schack (NYU) and for many years was an international CCIM senior instructor.

 ASC - ARGUS Software Certification:

ARGUS Software is known as the industry's standard when it comes to real estate analysis software. ARGUS Software Certification (ASC) represents the highest standard in ARGUS performance. The ASC designee is recognized as an expert in the use of the ARGUS Software DCF. 

CCIM - Certified Commercial Investment Member:

A Certified Commercial Investment Members (CCIM) has mastered such theories and issues as; time value of money, measuring investment performance, cash flow, analyzing the best use of a site, property supply and demand, evaluating and managing risk, lease versus own analysis, market demographics, negotiations, tax implications, financing options, and market analytics technology.  

MCR - Master of Corporate Real Estate (CoreNet):

The Master of Corporate Real Estate Designation (MCR) is recognized as the best in the business for the corporate real estate sector of the real estate industry. The MCR designee requires a candidate to take over 100 hours of specialized education and have a minimum of 10-years'experience in corporate real estate services.

The MCR has the essential skill sets that focus on critical business issues and the mission of the organization in relation to the company's real estate needs. The MCR understands how to align the real estate of an organization with its strategy. The MCR is a corporate real estate (CRE) expert.

SLCR Senior Leader in Corporate Real Estate (CoreNet):

The SLCR is a well-recognized designation representing CRE dedication, specialization, expertise and knowledge in corporate real estate. The designation is bestowed to a corporate real estate professional with a 10+ year history of experience and extensive training in corporate leadership.  

SIOR - Society of Industrial and Office REALTORS:

The SIOR designation represents today’s most knowledgeable, experienced, and successful commercial real estate brokerage specialist and represents the industry’s standard of professional achievement. The SIOR is highly qualified as a commercial real estate practitioner that has demonstrated a strong transaction history with extensive experience. ​

Equity Marketing Specialist (EMS):

The EMS Designation is focused around providing innovative and creative deal making, moving the client's equity into other properties. The focus of creative deal making is based on the client's goals and objectives. 


Joe has been a Certified General Appraiser since 1995. He has authored three commercial appraisal courses in New York and contributed to the State of New York exam questions for licensing. He has completed all of the educational requirements for the MAI designation, however because his focus is on consulting reports.  

Joe built a boutique commercial brokerage firm in Albany, N.Y.  Under Larkin’s leadership, Larkin Commercial sold investment properties across the United States.  Each full-time agent also held the CCIM designation and each were an expert in their specialized segment of the market. Joe had the unique ability to foresee the talents and strengths within each agent so that he could guide them to success. The firm was listed on the “Top-25 Commercial Real Estate Broker Firms” in Albany, N.Y., as the number one boutique commercial real estate company for many years. 
The Larkin team was also recognized and awarded the “Business of the Year Award” from the Chamber of Commerce.

​Throughout his career he has presented on a variety of real estate topics to industry leaders around the world and has been awarded, on three separate occasions, the Senior Instructor of the Year for CI 103 from the CCIM Institute.

In addition to being a top commercial real estate broker, he has authored several articles, books and training materials on investment and occupier real estate, real estate strategy, Section 1031 like-kind exchanges, and has developed a commercial real estate negotiation workshop.
