Washington, D.C. Hospitality Market Report

Midyear 2024

Market’s Surge in Nightly Stays Led By
Luxury and Upper Upscale Hotels

Demand strengthens at a nation-leading pace. Washington, D.C., hotels reported the fastest jump in nightly stays among all major U.S. markets over the 12-month span ended in June. While total demand still remained below the 2014-to-2019 average of 28.6 million room nights per year, the growth confirms the metro’s visitor count is continuing to rise after it already surpassed its all-time high during 2023. New events, including various public speaking engagements related to the 2024 U.S. presidential election, should contribute to an even greater number of visits to the metro in 2024. In particular, nightly stays among luxury and upscale hotels are both anticipated to reach new records this year. A key factor to this achievement will be the sustained recovery of international travel. Despite staying below the 2019 level, Washington, D.C.’s international visitor count surged by 40 percent year-over-year in 2023.
