East Bay Industrial Benefits From Holidays and Broader Bay Area Reopening in Early 2022

Need for warehousing buoys Oakland industrial properties. As the backbone for storage and distribution in the Bay Area, the East Bay industrial market will continue to improve through the end of this year and into 2022. Although fundamentals have been mixed since the beginning of 2020, gains in occupancy and rents are accelerating and should be propelled by larger company reopenings early next year. The major tech firms, including Google, Facebook and Apple, plan to bring their workers back in January. These employees and those of other tech companies in the Bay Area are heavy users of delivery services, which should generate demand for warehouse and distribution space that has been absent for nearly two years. Firms that operate in these industries will help absorb some of the speculative space that comes online in the second half of this year.
