Rapid Development Constrains Occupancy Gains,
Highlights Confidence in Long-Term Prospects
Stand-out demand growth invites continued construction. Nashville was the first major U.S. metro to exceed its 2019 room demand by more than 10 percent. Even after a nearly 2 percent drop last year, the number of room nights booked stood roughly 12 percent above the 2019 figure — the second-largest increase in the nation. Though demand is poised to reach a record high in 2025, the streak of elevated deliveries that began in 2016 will continue. More than one in every three hotel rooms here — roughly 22,000 doors — were built within the last nine years. Now, entering 2025, the metro hosts the nation’s fourth-largest construction pipeline. While this will contribute to occupancy and RevPAR softening, the abundance of ongoing projects reflects developers’ confidence that Nashville will remain one of the country’s premier hospitality markets. The metro’s expanding roster of entertainment options and corporate tenants will serve to preserve this status in 2025, potentially aiding demand and revenue metrics across different property classes.
