Downtown Demand Holds Firm Amid Rising Supply
as Miami Beach Regulations Reshape Investment

Corporate and international travel boost hotel bookings. Miami’s hospitality landscape entered 2025 with renewed strength, as every chain scale posted occupancy gains exceeding 100 basis points in 2024. International passenger volume at Miami International Airport (MIA) increased by over 8 percent year over year, while decelerating inflation aided discretionary spending capacity. These trends, if they hold, bode well for future hotel demand. Steady corporate and group travel is expected to draw a large share of visitors to Downtown Miami. Though new supply may pressure occupancy this year, an active conference and event schedule should support hotel bookings, sustaining ADR and RevPAR growth. Miami Beach and the area around MIA may see more modest gains due to softer transient travel, though comparatively fewer deliveries in 2025 and beyond should keep occupancy levels stable. The addition of two passenger cars to each Brightline train by midyear, enhancing the metro’s traveler capacity, may also bolster lodging demand.
