Supply Pressure to Keep Vacancy Elevated Despite Legion of Large Commitments in Recent Quarters
Broad demand for Houston industrial space. Firms are attracted by the metro’s population growth, ongoing economic diversification and the advantages of being proximate to other fast-growing markets in the state. Companies from various industries inked sizable leases in Houston during the past few quarters. Plumbing supplies distributor Ferguson signed on for a 750,000-square-foot floor plate in Brookshire. A pair of furniture chains, Living Spaces and Rooms To Go, inked leases larger than 400,000 square feet in Humble and Brookshire, respectively. Logistics and order fulfillment firms Amazon, FedEx and Custom Goods signed on for a combined 2.6 million square feet of space through the first eight months of 2021 as well. Major commitments such as these should continue in the coming months.
