Listing Price: $3,300,000
Investment Overview
Woodland Oaks RV Estates is an 88-site property located in San Antonio, Texas. Three of the sites are currently occupied by tiny homes (two rentals and one LTO). The property operates on city water and two aerobic septic systems. Electricity is individually metered and billed back to the residents while the park pays for all other utilities. Recent capital improvements to the community include new laundry facilities, AT&T High-Speed Fiber Optic Internet, improving parking spaces and RV pads, upgrading the septic systems by converting them from spray to drip fields, mailboxes, storage area, trash cans with enclosure, clubhouse pavilion, asphalt millings roads, and the addition of 28 new sites which came online in January 2023. There is an additional 38.5 acres available for purchase directly behind the park for $20,000 an acre.
According to the U.S. Census Bureau, San Antonio added more people than any other city in the United States in 2023, with a population gain of nearly 22,000. This growth brought the city’s total population to 1,495,295. San Antonio’s growth in 2023 also made it the country’s fastest-growing city and put it in seventh place among the most populated cities in the United States.
The community is in the southern part of San Antonio approximately 30 minutes from downtown and approximately 10 minutes from the Toyota Motor Manufacturing facility which just announced a $531 million expansion. This expansion includes the construction of a new facility and the potential enlargement of the existing plant, adding over 500,000 square feet of space. The project is estimated to create 411 new jobs with a starting hourly wage of $20.54, translating to an average annual salary of $68,245. Ray Perryman of the Perryman Group stated, “400 jobs in the auto manufacturing industry with all the multiplier effects you have in San Antonio works out to about 1500 jobs overall in the area. And more importantly, I think that it gives long-term staying power.”
In June 2024, global construction machinery company, JCB, broke ground on a new $500 million factory that is approximately 15 minutes from the Woodland Oaks RV Estates. This is reported as the greatest economic development infusion in the region in 20 years with an expected $30 billion economic impact over the next 10 years. They are expected to begin production in 2026 and will create more than 1,500 jobs over the next five years.
