Listing Price: $8,750,000
Investment Overview
Marcus & Millichap is pleased to exclusively represent the ownership in the sale of 109 Wabash Avenue, Reisterstown, Maryland. The property is NNN-leased to Raloid Corporation which manufactures sophisticated components for critical defense and aerospace programs. With a 53-year history at this location, Raloid currently has 3.5-years remaining on their NNN lease with two 4-year renewal options at market rent.
Since 1964, Raloid has delivered mission critical components to the defense and aerospace industry. Raloid components were used for the moon landing and today they supply precision components for more than 25 major defense systems, assemblies and vehicles. In 2021 the company was recognized by Aerospace & Defense Review as a Top Defense Manufacturing Solutions Provider. Most of their business is manufacturing components for missile systems, including the Patriot Missile, Javelin, Tomahawk, Hellfire, HIMARS, Sidewinders and many others.
In June 2022, Raloid was acquired by Primus Aerospace, a Colorado-based aerospace and defense contractor which was itself acquired by Angeles Equity Partners, LLC in 2021. Primus Aerospace acquired Raloid to bolster their defense capabilities, use Raloid’s Defense Counterintelligence Security Agency clearance to bid on classified D.O.D. contracts and benefit from Raloid’s long-term agreements with some of the world’s leading defense companies. Raloid customers include Raytheon, Northop Grumman, BAE Systems, Sikorsky, and others.
Raloid’s sole facility is 109 Wabash Avenue which sits on 5.49-acres of ML (Manufacturing Light) zoned land. Since the acquisition, Primus Aerospace has been moving manufacturing machinery from its Colorado location to this facility with the goal of operating one facility on each coast. Additionally, Raloid has invested over $4 million in new manufacturing equipment since 2020. Most of the interior is filled with various sophisticated machinery, such as 23 milling machines weighing up to 6-tons each; a CNC Amada 30-ton punch; a Mitsubishi laser ballistic table weighing 10.8 tons and multiple Coordinate Measuring Machines.
The building has 9,000 SF of office with the remainder being manufacturing space with mostly 20’ clear heights, 1 drive-in door, 1 oversized loading dock and with some of the warehouse being cooled. A portion of the building has finished second story space served by one freight elevator, most of which is used in the manufacturing process. Areas with a second story have 14’ clear heights.
This investment presents an opportunity to own a mission-critical manufacturing facility leased to a tenant serving multiple fortune 500 businesses in the aerospace and defense industries. With a vast buildout of heavy & expensive machinery, recent capital investments by the tenant, a security clearance that takes 18 to 24 months to obtain and a 53-year tenure at the site, a renewal appears probable in December 2026.
