Marcus & Millichap Brokers Sale of Ocean Village Square in New Smyrna Beach for $8.4 Million

NEW SMYRNA BEACH, Fla., July 9, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Ocean Village Square, a 60,631-square-foot shopping center in New Smyrna Beach, Florida, for $8.4 million.
“We were pleased to bring a repeat buyer to this great center,” said David Vaughan, managing director investments in Marcus & Millichap’s Orlando office. “With below-market rents, limited competition and a stable customer base, it represents a strong long-term hold for our client.”
Vaughan, along with Ray Turchi, senior managing director investments, procured the buyer, a private investor based in Central Florida.
Ocean Village Square, located at 4154–4198 S. Atlantic Ave., sits on 8.68 acres and is anchored by Dollar General. The center features a mix of local and regional tenants, including Nautilus Fitness NSB, Touch of Italy and Atlantic Wellness Spa. It is positioned directly on South Atlantic Avenue, the main coastal thoroughfare in New Smyrna Beach, approximately 3.5 miles south of Flagler Avenue and the city’s historic beachside district.
