Marcus & Millichap Arranges Sale of 23,820-Square-Foot Shopping Center in Webster, Texas

WEBSTER, Texas, July 21, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Webster Shopping Center, a 23,820-square-foot retail property in Webster, Texas.
“The property’s strong fundamentals generated significant buyer interest within the first week on the market,” said Justin Miller, senior managing director investments. “We conducted a highly competitive best-and-final process with several qualified investors, ultimately resulting in a successful outcome for both buyer and seller. The Webster and Clear Lake area continues to attract strong investor interest due to its demographics, strategic location and sustained population growth.”
Miller, investment specialist in Marcus & Millichap’s Houston office, had the exclusive listing to market the property on behalf of the seller, an out-of-state investor that acquired the center from the original developer and held it for 20 years. The firm also secured the buyer, a prominent local investor.
Built in 2004, Webster Shopping Center is located at 528 W. Bay Area Blvd. and is 94% leased. Tenants include national and regional restaurant and retail operators such as Freebirds and Buffalo Wild Wings. The 2.59-acre property features parking on both sides and fronts West Bay Area Boulevard, which sees more than 46,500 vehicles per day.
