Marcus & Millichap Closes Sale of Anchored Retail Center in Camden, S.C.

CAMDEN, S.C., May 13, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Camden Square, a 69,661-square-foot retail center in Camden, South Carolina, for $4,525,000.
Marcus & Millichap’s Zach Taylor and Eric Abbott exclusively marketed the property on behalf of the seller, an out-of-state developer. The buyer, a private real estate firm, was procured by Taylor. Benjamin Yelm is the firm’s broker of record in South Carolina.
“It's increasingly rare to find a larger-format center that has been completely renovated for national tenant backfills at this low of a price per foot. Camden Square is no exception. It was a competitive bid process that sourced a 1031 buyer,” said Taylor, senior managing director, investments.
Located at 1023 Wylie St., Camden Square is anchored by Ollie’s Bargain Outlet and Planet Fitness, which together occupy 71% of the center’s gross leasable area. The 7.51-acre property was renovated in 2021 with a new façade, HVAC systems, roof, parking lot and infrastructure. Other tenants include Pee Dee Outfitters, Mattress Outlet, CK Tobacco and Vape, Credit Central and Rising Phoenix. The center is situated along Highway 601, a major retail corridor with 34,200 vehicles per day, and is less than 35 miles from Columbia, the state capital.
