Who We Are

Isaak Heitzeberg is Senior Director of Investments in the Sacramento office of Marcus & Millichap, where he leads the firm’s West Coast Affordable Housing Team. Since joining the firm in late 2015, Isaak has closed over 130 transactions totaling more than $1 billion in sales. He currently has over 700 affordable units in contract and more than 600 units actively on the market. Isaak and his team are active through out the west Coast, from Seattle, Portland to SF Bay Area, Los Angeles and everywhere in between.
Isaak specializes in multifamily and affordable housing, with deep expertise in HAP Project-Based Section 8, Section 202, USDA Rural Development, LIHTC, senior housing, and various locally restricted programs, including CA HOME, CalHFA, and NOAH. His experience spans re-syndications, new developments, loan assumptions, partnership interest sales, Year 15 LIHTC transitions, single-asset deals, and large portfolio transactions across the United States.
Over the past nine years, Isaak has been recognized as one of the top producers in the Sacramento office. His accolades include the firm’s Pace Setter Award and Rookie of the Year (2016), multiple Sales Achievement Awards (2019–2024), and a consistent finalist spot for ACRE’s Broker of the Year (2017–2024), and was the Multi Family Next Gen Broker of the Year in 2025. He was also honored by the National Apartment Association in 2023.
Before entering real estate, Isaak spent 15 years as a high school history teacher and coach. He holds a B.A. in History from Saint Mary’s College (1998) and an M.A. in History from San Francisco State University (2000). Isaak lives in Sacramento with his three children and enjoys cycling, skiing, golfing, fishing, and traveling with his family.
