Ian Ruel

Overview

Ian Ruel joined Marcus & Millichap to work on the Washington, D.C. retail, office and mixed-use team led by Josh Feldman. Since joining the Feldman Group of Marcus & Millichap, Mr. Ruel has closed numerous transactions all over the country but primarily in the District of Columbia and spanning product types including retail, office, industrial, multifamily, and development sites. Mr. Ruel has repeatedly demonstrated the ability to navigate complex transactional issues, including significant environmental contamination, challenging and fluid tenant situations, LIHTC development deals, as well as understanding the District of Columbia’s Historic Preservation process. He has represented a wide variety of clients, including private investors, owner-operators, religious institutions and community organizations. He focuses on properties located in the Northeast and Southeast quadrants of the District, as well as areas of downtown. While active in long-established commercial areas like Capitol Hill, with development in the District of Columbia continuing to move further and further outward from the center of the city, Mr. Ruel has been at the forefront of this revitalization, and as a resident of northeast D.C. Mr. Ruel has witnessed this progress firsthand. Areas like H Street NE, Trinidad and Ivy City that were historically underdeveloped, underpopulated, or underutilized have seen a strong resurgence recently. He has focused on establishing a strong presence in these areas and is excited about their future. Mr. Ruel graduated from Bowling Green State University in Ohio with a dual degree in Finance and Marketing while also playing Division I hockey. He remains passionate about the sport and volunteers his time as the coach for a youth hockey team in the area. Mr. Ruel is a member of the Washington D.C. chapter of the Urban Land Institute.

The Feldman Group

The Feldman Group’s main focus is on the marketing and sale of urban infill properties spanning retail, office/industrial and mixed-use product types. The Feldman Group closes dozens of deals each year and more than any other competing brokerage company in the area’s private client market; these unique assignments often include assets with historic designations, adaptive re-use, as well as covered land plays and development sites. In addition to this, the Feldman Group is able to capitalize on the aggressive existing pool of local private investors, developers and uniquely high percentage of owner/operators in the Washington, D.C. metropolitan market.
