Private News Stonewood Office Plaza Bldg. Sells for $1.6 Million
DHB Sacramento Plaza LLC purchased the office building at 6929 Sunrise Blvd. in Citrus Heights, CA, from D Note 3056 LLC. The two-story, multi-tenant property was built in 1983 and renovated in 1990. It totals 44,294 square feet and is on 2 acres. At the time of purchase the building was only 36 percent occupied and suffered from deferred maintenance. Ruslan Moroz and Edward Nelson of Marcus & Millichap represented the seller.

Private News Picadilly Capital Buys Fully Leased MOB in Yuba City
Picadilly Capital Inc. purchased the medical office building at 350 Del Norte Ave in Yuba City, CA. Ruslan Moroz of Marcus & Millichap represented the seller. The building was fully occupied by an affiliate of Sutter Health. Moroz also represented another seller in the $4.55 million sale of 400 Plumas Blvd (a multi-tenant medical office building building in Yuba City) last November, along with Alex Kozakov and Patrick Wade.

Private News Medical Office Building Sells for $5.27M
Constructed in 1974, the 24,708-square-foot, multi-tenant medical office building is located on a 2.37 acre parcel adjacent to Methodist Hospital. The building was 100% leased at the time of sale. James Devincenti of Marcus and Millichap represented the buyers. Evan Kovac, Nic Lyon and Ruslan Moroz of Marcus & Millichap represented the seller.

Private News `Under-retailed'?
Russ Moroz, a Sacramento-based commercial Realtor, said recent studies commissioned for the area showed there is an under-supply of regional retail space of about 1.5 million square feet. Regional retail draws consumers from five to 25 miles away. Moroz, who's recently brokered deals for at least two high-profile business buildings in downtown Redding, said there would still be a shortage of roughly 700,000 square feet of regional retail space in greater Redding by 2020 -- even if you add the proposed Oasis center north of town.

Private News Shascade Buys Downtown Site
A 50-year-old nonprofit organization that offers vocational training and personal finance assistance to special-needs clients has purchased a former medical office building in downtown Redding. Shascade's newly purchased California Street building once housed offices for former Redding Medical Center owner Tenet Healthcare and a physical therapy practice, [Russ] Moroz said. Russ Moroz represented the Seller in this transaction.

Private News Trouble for Anderson Marketplace
Parts of an Anderson shopping center anchored by Shasta County's first Walmart Supercenter are allegedly in default. Russ Moroz of Marcus & Millichap in Roseville echoed an adage in the industry that retail follows rooftops. "They were hoping this booming housing market would continue, but obviously that didn't materialize."

Private News Redding Rancheria Buys Medical Building
The Redding Rancheria will move its health clinic to a 33,000-square-foot building near Shasta Regional Medical Center that the tribe purchased last month from a group of doctors. Russ Moroz of Marcus & Millichap, who brokered the deal for Reece's group, said the Rancheria's was one of several offers made on the building "The Rancheria feels they got a wonderful building to expand their health care for members, and we are in favor of the Redding Rancheria providing the best quality care to their members," Reece said.

Private News Doctor Buys 15,596-SF Office Building
Dr. Mark Choi purchased the office building at 300 E. Leland Road in Pittsburg, CA, for $2.37 million, or nearly $152 per square foot. The 15,596-square-foot property known as Regency Plaza was built in 1982 and renovated in 2005. Russ Moroz of Marcus & Millichap represented both sides.
